Our site now includes a hot water bathroom, solar kit (led lights, fans, phone charging), charcoal grill, bluetooth speaker, covered deck, carpet and memory foam mattresses.

Valley View Serenity is located in rural New York, at Valley View Walking Trails, 298 Sheep pen Rd, Unadilla, 13849. Sitting between Oneonta and Binghamton, with easy access to I-88, it overlooks the Susquehanna River Valley. Hiking and biking trails are maintained by Garth, who has owned this property for over 40 years. He will take you around them in his side-by-side ATV Or you can wander down to the pond and creek. Trail maps are included. If interested, you can travel to Cooperstown, home of the National Baseball Hall of Fame. Binghamtons Rumble Ponies, a minor league double A Mets affiliate, are only 45 minutes away. Oneonta offers the Joseph L. Popp Butterfly Conservancy; Harpursville has Animal Adventures. Want something different? The Unadilla Drive-In is 5 miles away. Kayak rentals are available over the hill at The Tall Pines Campground and in Wells Bridge, just 10 miles up route 7. East Sidney Lake, where you can boat, swim or just hang out on the beach, 13 miles. Ice cream stand is only a mile away, groceries and gas not far. The Muddy River Brewery is across the river about 3 miles.

Site Guidelines

You can walk or mountain bike the trails which are marked. You can also play Disc Golf, Horseshoes. walk along the creek or sit by the pond. Please do not drive in the field . If you want to check in early, text me at 607-643-2320

I bought this 70 acres next to my Grandfather's farm land about 40 years ago and have been enjoying it ever since after building a cabin to live in. We have been letting people come for a walk on our trails and bring, their kids and dogs for about 20 years. My wife is a retired E.R. nurse and I'm a semi-retired Medical Technologist, working at The Home Depot in Oneonta.

Site Rules
Respect the land and tent as you would your own.
  • What you carry in, you must carry out!
  • Check campsite for trash or belongings.
  • Carefully pack up the pop-up tent (if you used it).
  • Clean out Tentrr CampBox (take your BBQ sauce!).
  • Place (empty) Tentrr Loo inside canvas tent.
  • Zip up all tent windows and doors (clasps, too).
  • Take garbage bag(s) to designated trash point (check with your Campkeeper).
  • Clean up after your dog.
  • Clean grill with brush after use.
Respect & Safety
  • Don't carve your name into anything.
  • Don't cut down trees.
  • Look out for poison ivy, poison oak and sumac.
  • Check yourself for ticks every 6 hours.
The minimum cleaning fee is $50 and will be charged for leaving a campsite a mess.
